Solar in the old town: it can be done, but not any old way

Half the comarca lives under traditional clay tiles, some in the shadow of a castle or a listed church. That is where an installation is either done properly or becomes a problem with the town hall.

Clay tiles demand their own technique

You do not just bolt onto curved tiles. The work uses anchors designed for this roof type, fixed to the structure rather than the tile, with every penetration sealed and documented. The panels sit flush with the roof plane, which besides being the right aesthetic choice is usually what fits best in a historic centre.

The serious exception is asbestos cement: if an old roof contains asbestos, it is not touched without legal removal first. There is no acceptable shortcut there.

When the building or its surroundings are protected

The general Valencian regime lets rooftop solar be processed with a responsible declaration: you file the documentation and can begin. But for listed buildings, or within the protection area of a heritage site, the procedure can switch to a licence or require a heritage authorisation.

In our area this is not theory: there are historic centres growing literally beneath a castle, and town halls whose rules reflect it. A building's heritage status gets checked before anything is signed, because it decides which papers to file and how long the process takes.

The order we follow when the house sits in a historic centre:

  • Check the building's planning status: whether it is listed or inside a protected area, and what the town hall requires in that case.
  • Design for the real roof: flush over the tiles, with the right anchors and the cabling tucked away.
  • File the procedure that applies, responsible declaration or licence, with the complete signed technical documentation.
  • Document the works with photos, from anchors to seals, so the file tells the whole story.

The honest conclusion

In the great majority of old-town homes, solar can be installed, and installed well. What does not work is treating them like a suburban villa: neither in technique nor in paperwork. If your house is in a historic centre, start by learning which regime applies to it; the study makes that clear before a single tile moves.

What sits under the tiles: timber, reed and weight

In a good share of the old town houses in this comarca, there is no modern roof deck under the curved clay tiles: there are timber beams with reed matting and a layer of mortar, or ceramic boards if the house was renovated at some point. Before talking about panels you need to know what is holding the roof up, because a panel does not rest on the tile, it anchors to the structure underneath.

A residential array spreads very little weight per square metre, and a sound structure takes it without blinking. The problem is never the average load but the local condition: beam ends rotted by an old leak near the eaves, woodworm, or slopes already carrying layer upon layer of mortar from past repairs. In those cases, anchoring in the wrong spot is asking for trouble. The advantage of these houses is that many keep the old loft under the roof, which lets you inspect the structure from inside without lifting a single tile.

When the timber is compromised, the honest answer is the uncomfortable one: repair the roof first, install afterwards. Or check whether the other slope is sounder and the production still adds up. Fitting panels on a doubtful structure mortgages the future repair, because any work on that roof will mean dismantling the whole array.

  • Visible waves or ridges along the slope, a sign the structure has given way somewhere
  • Damp stains at the beam ends, where timber meets the wall
  • Loose reed matting or mortar that crumbles at a touch
  • Old renovations with stacked layers: weight already added that has to be counted

Mistakes you can spot on any old town walk

You do not need to be an engineer to see them: just look up in certain streets. Panels poking above the ridge line, visible from the square. Cabling stapled across the tiles in plain sight. Tilted frames mounted over curved tiles to swing the panels south, which break the look of the whole roofscape, act like a sail in the westerly wind and multiply the anchor points, exactly what an old roof does not want.

Every one of those mistakes has a proper version: a flush-mounted array that follows the roof plane, cabling run inside or under the tiles, anchors fixed to batten or beam with tile-saving brackets that leave the ceramic piece intact. The cost difference between doing it badly and doing it well is far smaller than the difference in consequences.

Then there is the paperwork mistake, invisible from the street but ending in a formal requirement from the council: processing an old town house as if it were a suburban terrace. The general regime under Valencian rules (DL 14/2020 and the TRLOTUP) is a responsible declaration, but for listed buildings and BIC heritage surroundings the council can require a full licence. Filing the declaration without first checking the municipal heritage catalogue is starting the house from the roof down.

It can. Heritage assets of cultural interest (BIC) have a protection perimeter drawn in the municipal planning documents, and that perimeter reaches houses that have no listing of their own. It is not about the distance you judge by eye but about the actual map in the heritage catalogue. Before assuming anything, check the town's planning rules, and if your plot falls inside, design the installation around those conditions from the start.

Can I put the panels on the slope you cannot see from the street?

Yes, and it is usually the first option worth studying in an old town. A slope facing the inner courtyard cuts the visual impact, which is what weighs most in a protected setting. The trade-off is that this slope may not have the best orientation, and that is where the numbers come in: working out whether the production loss is acceptable. It almost always is, but it has to be checked on your actual roof, not with a rule of thumb.
